I'm excited about presenting this Guide to you. When I got my real estate license in Toronto back in 1980 my goal was not to sell homes but to invest in real estate. I loved the idea of 'bricks and mortar' and being able to gaze up at a three-storey home along that tall brick wall and knowing that I owned it. By 1984 I had set up my own property management business and ultimately managed over 350 suites including single family homes, duplexes and triplexes, condo units and small 4- to 20-unit buildings. It was interesting dealing with tenants over the years. Of course, the vast majority were great people... they paid the rent on time, they didn't cause noise problems for neighbours and no damage was done to the premises while they were residing there. But to try and avoid the possibility of getting one of those select 'problem few' tenants, special care needed to be taken when checking them out and preparing their lease. My hope is that this Guide will better help you navigate the investor-tenant experience.
